Halkidiki, Greece – A comprehensive new law (5170/2025) comes into effect on October 1, 2025, establishing mandatory standards for all short-term rental properties in Greece. These regulations go beyond fire safety to cover living conditions, infrastructure, and essential documentation.
Key mandatory requirements include:
- Safety Equipment: Fire extinguisher (min. 6kg, 21A-113B-C class) per 100 sq.m., autonomous smoke detectors in bedrooms and kitchen, emergency lighting and exit signs, and a first-aid kit.
- Comfort & Infrastructure: Air conditioning (cooling & heating) in all bedrooms, minimum natural light (10% of bedroom floor area) and ventilation (5% of bedroom floor area) from windows.
- Documentation: Valid public liability insurance, a certified installer’s declaration confirming the presence of an RCD (Residual-Current Device), a valid pest control certificate, and a list of emergency phone numbers in the property.
- Legal Status: The property must be legally classified as a primary residence.
