Documents Required to Buy Property in Greece

The documents required to buy property in Greece depend on the buyer’s nationality, personal circumstances and the details of the transaction. Preparing them in advance helps make the purchasing process smoother.

Dionisiou Real Estate helps international buyers understand the purchasing process in Halkidiki and coordinates with the professionals involved in the transaction.

Essential Documents Required to Buy Property in Greece

1. Valid Passport or National Identity Card

A valid passport is generally required for non-EU buyers. EU citizens may use an accepted national identity card. The notary and lawyer will confirm which identification documents are needed.

2. Greek Tax Identification Number (AFM)

Every property buyer must have a Greek tax identification number, known as an AFM. If you do not already have one, your Greek lawyer can help arrange its issuance before the purchase.

3. Power of Attorney, If Applicable

If you cannot attend certain procedures or wish your lawyer to act on your behalf, a properly authorised power of attorney may be required. Your lawyer will advise you on the wording, certification and translation requirements.

Additional Documents That May Be Requested

Depending on the circumstances, you may also need:

  • Proof of your residential address or tax residence.
  • Birth or marriage certificates, where relevant to your personal circumstances or a specific administrative procedure.
  • Official translations or legalisation of documents issued outside Greece.
  • Bank statements or other documents confirming the source of funds, if requested by the bank or professionals responsible for compliance checks.

Your lawyer will provide a personalised list of documents before the transaction proceeds.

Do You Need a Greek Bank Account?

Opening a Greek bank account is not mandatory solely to purchase property. Buyers may transfer the purchase price directly from a bank account abroad to the seller’s account, provided the payment complies with the applicable banking requirements.

The payment method and deadlines must be agreed upon and recorded in the purchase contract. Read more in our guide to paying for property in Greece.

Legal Assistance During the Purchase

At Dionisiou Real Estate, our foreign buyers work with an independent Greek lawyer who checks the property’s legal documents and assists with the transaction.
