Greek authorities introduced and accepted a new law from the 8 of January 2011 aimed to the consumer power saving in accordance with world-wide trend.
All property owners in Greece that own more than 50 sq. meters (inside walls) before buying or selling should receive one new document Certification of Energy Efficiency. (Πιστοποιτηκο ενεργιάκηs απόδοςις) as directed with new requirements of the law. It concerns all types of property: commercial and living (both new and second-hand property).

Procedure of getting the certificate.

The engineer from the state council inspects the property and assigns the rank to the property from 1 to 10. The higher rank means less energy loss of power consumption of the property. Also the specialist gives recommendations how to drop power consumption to increase the rating (for instance, to change the windows, new roof with tiles, maintenance of heating boiler or a/c, no loss of running water in kitchen or bathroom).
The document is valid for 10 years and doesn’t influence the possibilities of the property to be sold. But for the buyers of property in Greece this document will allow to estimate the efficiency of power consumption of their future property before the purchase and to avoid buying real estate with unreasonable energy consumption. Because as it is well-known the cost of electricity and water grows from year to year all over the world and though in Greece it doesn’t exceed the pan-european level the prices grows regularly and low rank of power efficiency of suggested apartments can be a good reason to ask the owner of the property to decrease the price or make some renovations before the bargain.
